Savills Australian Hotel Transaction Review 2025
HAMILTON ISLAND LARGEST HOSPITALITY TRANSACTION OF 2025 SELLING PRICE OF APPROXIMATELY $1.2BN* Although not included in the hotel transaction totals due to the asset’s diverse nature, the sale of Hamilton Island stands out as the marquee hospitality / tourism property transaction in 2025. Blackstone agreed in late December to acquire Hamilton Island, a landmark integrated resort destination in Queensland’s Whitsunday Islands, from the Oatley family, subject to customary regulatory approvals. The acquisition reinforces Blackstone’s global hospitality and leisure strategy, particularly in the Asia- Pacific region, building on its existing investments across Australia, Japan, and India. Hamilton Island is a large-scale, diversified resort asset, comprising five hotels, extensive food and beverage, retail, marina and airport infrastructure, a championship golf course, and significant undeveloped land, offering long-term development optionality. The transaction underscores continued institutional appetite for iconic, experience-led leisure assets of scale in Australia, supported by strong tourism fundamentals and global investor interest. Note: *approximate selling value as reported by the Australian Financial Review (AFR) in December 2025. HAMILTON ISLAND I SAVILLS AUSTRALIAN HOTEL TRANSACTION REVIEW 9
