THE YEAR 2025 IN REVIEW AUSTRALIAN HOTEL INVESTMENT MARKET • For the purposes of the above analysis and the analysis in this report, Savills counts transactions at contract exchange not settlement. • Throughout this report, sales $ volume is reported in AU$ and refers to the total value of the combined sales prices of all transactions over AU$5 million. • All $ figures shown in this document are in Australian Dollar unless otherwise noted. Total hotel transaction volume in 2025 reached $1.91 billion (60 transactions), representing a 2.3% increase from $1.87 billion in 2024, and underscoring the continued recovery in market activity year-on-year. This level of transaction activity is broadly in line with the long-term annual average of approximately $2.0 billion. The average transaction value declined slightly, reflecting a greater proportion of deals in the $5 million to $30 million range compared with the prior year, and indicating increased activity among small to mid-sized assets. Average deal size declined to $32.5 million in 2025, a 4.7% decrease from $34.0 million in 2024.
