Sydney’s occupancy also continued to strengthen in 2025, reaching 98.8% of its 2019 level, and is expected to exceed pre-pandemic performance in the near term. Notably, Sydney’s December 2025 occupancy reached its highest level since 2019 and a record ADR of $351, driven by strong demand associated with New Year’s Eve celebrations. Overall, there remains further upside potential in occupancy across Australia’s major cities, underpinned by favourable tourism demand fundamentals. At a national level, accommodation occupancy across Australia increased by 1.6 percentage point in 2024 and a further 2.1 percentage point in 2025, reflecting ongoing strengthening in demand.
