In recent years, RevPAR growth across Australia has been driven primarily by strong Average Daily Rate (ADR) expansion. However, in 2025, ADR growth has shown some moderation, with several markets recording flat or marginally declining ADRs as pricing reached more normalised levels. Despite this broader trend, Brisbane (+8.6%) and Perth (+8.4%) continued to record solid ADR growth in 2025, reflecting resilient demand conditions and favourable market fundamentals in these cities. As occupancy continues to grow further, opportunities will arise for further ADR growth off the back of period of market compression.
